More Homes, Higher Prices: Why Is Housing Still So Expensive in Lagos?

Drive through Lagos today, and you will see it everywhere.

A piece of land that sat empty for years is now an apartment building. An old property has been demolished and replaced with something taller. New estates are appearing along developing corridors, while cranes have become a familiar part of the city's skyline.

Lagos is clearly adding more homes.

And yet, for the person actually looking to buy one, it can feel as though nothing has become more affordable.

In August alone, Lagos recorded more than 27,000 active residential properties listed for sale in one market-tracking dataset. Victoria Island, one of the city's most expensive residential districts, has more than 2,850 homes in its broader development pipeline, with more than 600 units expected to be delivered in 2026.

So here is the question:

If more homes are coming into the market, why does housing still cost so much?

More homes do not necessarily mean more affordable homes

The answer starts with a distinction that is easy to miss:

Housing supply is not the same as affordable housing supply.

Lagos still has an estimated housing deficit of about 3.4 million units, with research presented in August indicating that the state needs roughly 227,576 new homes every year simply to keep pace with demand and replace deteriorating stock.

So, yes, more homes are being built. But the market is not simply a matter of counting buildings. It is also about what is being built, where it is being built, and what buyers can afford.

A new development in Victoria Island, for example, is entering a market where land is scarce, demand is strong, and development costs are high. The fact that more apartments are being added does not automatically bring their prices down. The current residential pipeline in the area is itself evidence of continued demand for property in the district.

That is why Lagos can have more homes coming onto the market and still have millions of people struggling to find homes within their means.

In Lagos, you are buying more than a home

When you buy property, you are not paying only for the apartment.

You are paying for where it is.

A home close to Victoria Island, Ikoyi, Lekki, or another established business and residential district carries value because of its proximity to work, roads, schools, businesses, restaurants, entertainment, and other amenities.

Then there is the cost of delivering the property itself.

Land. Materials. Labour. Infrastructure. Professional services. Financing.

All of these eventually find their way into the price a buyer sees.

This is why two apartments that appear broadly similar can have very different price tags.

And it is also why simply waiting for more buildings to appear may not solve the affordability problem.

The better question is not “How much is it?”

It is “What am I getting for what I am paying?”

This is perhaps the more useful question for anyone searching for property in Lagos.

Before deciding that one apartment is expensive and another is affordable, look beyond the price.

Compare the location. Compare the size and layout. Compare construction and finishing quality. Look at the amenities and infrastructure. Consider the developer's track record. Understand the payment structure and recurring costs.

Then compare the property with genuinely similar homes in the same market. Because the cheapest property is not necessarily the best value, and the most expensive property is not automatically the best either.

What matters is whether the price makes sense for what you are actually getting.
